A pitched roof uses overlapping tiles or slates on a steeper angle, shedding water by gravity. Both systems protect your home from the elements. The differences lie in cost, lifespan, maintenance requirements, and suitability for different property types and extensions. ## Cost Comparison Flat roofs are generally 20–30% cheaper to install than pitched roofs of equivalent area.
